Are Airbnb and vacation rental properties eligible for GBP?
An individual Airbnb, holiday rental or vacation home is generally not eligible for a Google Business Profile.
Google’s eligibility help lists “rental or for-sale properties such as vacation homes, model homes, or vacant apartments” among ineligible examples. The same sentence states that sales or leasing offices, however, are eligible for verification. Source: Business eligibility and ownership guidelines.
The listing name on Airbnb, Booking.com or a similar platform does not change that. The question is whether the entity is a rental property or a customer-facing business that independently meets current eligibility rules.
Why doesn't Google treat every rental as a local business?
Google treats a Business Profile as a representation of a business that customers can interact with in person, not as a catalogue of places that happen to be available to occupy.
The core eligibility test is in-person contact with customers during stated hours, with a short list of documented exceptions. A vacant holiday home with a lockbox does not make that contact. A guest arriving at an empty property is not visiting a staffed business location.
That is a different problem from an online-only business that never meets anyone in person. A vacation rental has a physical address. The address is still usually a property, not an eligible operating location.
What about a professionally managed holiday rental?
Professional management does not make the individual property eligible.
Cleaning, dynamic pricing, a channel manager and a host brand can be a real business. The eligible entity, if any, is that business at a location where customers can actually deal with it — typically a staffed management, sales or leasing office — not each house in the portfolio.

Can a property-management office have a GBP?
Only if that office independently satisfies current eligibility and representation rules.

An office that only forwards mail, stores keys, or exists on a company registration document is not enough. An office that staffs stated hours and receives owners, guests or prospective tenants may be the correct entity to review.
Can I create a GBP for every property?
Generally no. Individual rental properties are the ineligible example Google currently names.
Creating one listing per cottage, apartment or Airbnb URL produces a cluster of property pins, not a clearer local business. It also increases the chance of duplicate or ineligible listings. What about serviced apartments or hotels?
Do not treat hotels, serviced apartments and holiday homes as one category.
A staffed hotel, motel or similar lodging business can be a customer-facing accommodation operation with on-site services. Google’s Business Profile category examples include hotels and motels as ordinary accommodation businesses, and Hotel Center uses a separate lodging classification for hotels versus vacation rentals. Those products are not a loophole for listing every vacant holiday home on Maps.
A serviced-apartment building with a front desk and staffed guest services is closer to lodging than to a lockbox cottage. A block of unattended short-let flats is closer to the ineligible rental-property example. Decide from how guests actually interact with staff, not from the marketing label.
What if guests check in at a staffed office?
Then analyse the office, not each bedroom.
If guests collect keys, complete paperwork or receive support at a staffed location during stated hours, that location may be the eligible entity. The rooms they later occupy remain properties. Do not create a second profile for the house after the office listing exists.
If check-in is a coded lock and a PDF, there is no staffed office to represent. That is still a rental property.
Can I use the rental property's address for the management company?
Only when the management company genuinely operates there under Google’s current address rules.
Putting the holiday home’s street address on the management company’s profile does not become accurate because the company owns or manages that home. The profile must describe the actual, real-world location of the business. If the company works from another office, or from a service-area base, use that model instead. What if an ineligible profile already exists?
Do not create additional profiles for the same property or the same office.
Search Maps for the property name, the host brand and the street address. If a listing already represents the home, adding a second one usually creates a duplicate Business Profile problem rather than fixing eligibility. If the existing listing is the wrong entity, document what it actually represents before anyone edits the name into an office or a hotel.
Removing or correcting an ineligible listing is a representation decision. It is not a ranking tactic, and it is not guaranteed to produce a replacement office listing.

What not to assume
- That an Airbnb listing URL proves Maps eligibility.
- That professional photos or a five-star guest score replace in-person business contact.
- That “holiday let” and “hotel” are interchangeable for Google.
- That managing twenty properties entitles each one to a pin.
- That verification of an ineligible property makes the property eligible.
What not to do
- Do not create a Business Profile for every rental unit.
- Do not rename a vacant home as an office or hotel to pass verification.
- Do not use the property address for a company that does not operate there.
- Do not add a second listing after a verification failure without diagnosing the first.
- Do not treat this as the same problem as an online-only brand with no physical inventory.
Practical action plan
- Write down the entity you want Maps to represent: one property, a portfolio, or a staffed office.
- Compare that entity with Google’s current rental-property and sales-or-leasing-office wording.
- If only properties exist, do not create Business Profiles for the homes.
- If a genuine office exists, align the website, signage, hours and address with that office.
- Search Maps for leftover property listings before creating anything.

When professional help makes sense
Help is useful when a management company operates a real office, already has mixed property listings, or is unsure which entity guests actually contact. It is not useful if the brief is to pin every Airbnb on Maps.
No consultant can legitimately guarantee that Google will accept a rental-related profile. Eligibility is decided against current guidelines.
